What's Covered

The warranty covers the slab staying at the level we set. If a slab we lifted drops more than 1/2 inch below its corrected level within 5 years, the re-level is free. That includes the foam, the labor, and the trip out. There is no materials surcharge for a warranty re-level.

We measure to that half-inch line for a reason: concrete shifts a little with Kansas City's freeze-thaw winters and clay soil no matter what you do, and the trigger has to sit above that everyday movement. A slab settling back down because the lift gave way is a warranty issue.

Half an inch on a public sidewalk is a different number. The 2010 ADA Standards (Section 303) allow a vertical change of up to 1/4 inch on an accessible route, require a bevel between 1/4 and 1/2 inch, and treat anything over 1/2 inch as a ramp; many city sidewalk programs and HOA inspections act at a half-inch offset. Those are code thresholds for public walkways and accessible routes. Our half-inch trigger is a separate thing: a warranty term for the slabs we lift. If a slab we leveled has dropped less than 1/2 inch and you want it flush again, or an inspector measures a public walk against a stricter line, we will still come out, measure it, and quote the re-level as paid work. What's Not Covered and Why

We're upfront about the limits, because a warranty that promises everything protects nothing. This warranty covers the slab staying at the level we set. It does not cover forces that move the earth itself, or anything outside the work we did.

  • Soil washout or erosion from downspouts, grading, sump discharge or surface runoff that was not corrected
  • Flooding, storm events, sinkholes, earthquakes, landslides
  • Expansive-soil heave, frost heave, or drought shrinkage beyond normal seasonal movement
  • Uncompacted or organic fill placed by others, and voids caused by decaying buried material
  • Tree roots, tree removal, or stump decay beneath or beside the slab

The slab and the site

  • Slabs, or portions of slabs, outside the zones listed on your invoice
  • Pre-existing cracks, spalling, flaking, discoloration and surface condition. Leveling restores height; it is not crack, surface or cosmetic repair
  • Slabs already structurally failed, severely deteriorated, or broken into multiple free-floating pieces
  • Movement of a slab that was more than 3 inches out of level at the time of service, where we noted the settlement as severe on your invoice
  • Loads beyond normal residential use: heavy trucks, dumpsters, RVs, machinery, construction traffic
  • Excavation, utility work, landscaping, pool or addition construction, or any later work by others that disturbs the slab or the soil beneath it
  • Foundation, footing, structural or geotechnical conditions. This is slab height correction, not foundation repair

Every one of those comes down to the same idea: we can only warranty what we control. We control the lift. We don't control your gutters, a neighbor's oak tree roots, or a freak storm — the usual suspects behind sinking concrete in Kansas City. Why We Can Promise Five Years

The material under your slab is closed-cell structural polyurethane, the same family of material used under highways and warehouse floors. It is waterproof, it does not shrink, rot or wash away, and it reaches roughly 90% of its strength within minutes of injection. We install a measured quantity computed from your slab's actual surveyed geometry, not a guess. When the ground under it behaves, it has no reason to move. The lift itself is permanent.

What actually threatens a leveled slab down the road is the same thing that sank it in the first place: water finding its way underneath, poor compaction on a newer slab, or roots pushing soil around. Polyurethane holds the slab up. It cannot stop water from washing the soil out from under it. Nearly every slab that settles twice does so because water was still being delivered underneath it.

That is why the five years come with a short list of conditions, all of them about water. Handle those and there's no reason a leveled slab shouldn't stay level for years past the warranty period.

Your Part: Seven Conditions That Keep the Warranty in Force

Coverage depends on these staying true for the life of the warranty:

  • Roof water goes away from the slab. Gutters kept clear, and downspouts discharged a minimum of 5 feet beyond the edge of any slab we lifted: extensions, splash blocks or buried drain lines
  • Grading slopes away from the slab and the foundation. No ponding or standing water against or beside the concrete after a normal rain
  • Irrigation and sprinkler heads are not spraying the slab edge or saturating the soil beside it
  • Plumbing, sewer, irrigation and pool lines are sound. Any leak found on the property is repaired promptly; a leaking line under a slab will undo any lift, ours or anyone's
  • Joints and open cracks are kept sealed so surface water cannot run straight down into the base
  • Normal residential loads only: passenger vehicles and light trucks on a residential driveway
  • Any drainage or grading correction we recommended in writing is completed within 60 days. If we told you water was the cause and it was not addressed, the affected area is not covered

When coverage is void. Coverage on an affected area is void if water was not directed away from the slab as described above; a recommended drainage or grading correction was declined or left incomplete beyond 60 days; a known leak was left unrepaired; someone other than PolyJacks injects, lifts, mudjacks or otherwise works the slab or the soil beneath it; the slab is used outside normal residential loads; or the invoice for the original work remains unpaid.

None of this is complicated. It's the same stuff that would've kept the slab from sinking in the first place, had it been caught sooner.

2. We look. We inspect and re-measure the slab against the level we set, within 10 business days of your call. You provide reasonable access to the slab and to the drainage around it.

3. We fix it. If it is covered, we schedule the re-level promptly and do it at no charge. If the cause is something on this page, we show you what we found and quote the fix.

Selling the house? The warranty ends when the property changes hands; it is written to the owner who paid for the work. Pass along our number anyway. The new owner can call us for a free look at any time.

This limited warranty is provided by PolyJacks to the property owner at the service address on the invoice, effective on the date of job completion, for a period of five (5) years, and is personal to that owner: not transferable or assignable, terminating on sale of the property. PolyJacks is not liable for incidental or consequential damages arising from the leveling work.
