Three real options for a sunken patio:
Replacement — tear out and re-pour. Full cure takes 28 days; yard is out of commission for at least a week. Most expensive option, but right for a slab that’s cracked through or too deteriorated to lift.
Mudjacking — pumps a cement-sand slurry under the slab. Needs 3- to 4-inch holes, weighs significantly more than polyurethane, and isn’t waterproof, so water can work through the fill material over time. Cure time is 24–72 hours.
Polyurethane foam — what we use. Holes the size of a dime. Cures in 15–30 minutes. Weighs a fraction of mudjacking slurry. Waterproof and non-shrinking once set. The additional weight mudjacking adds can matter on a shallow patio base — foam doesn’t add load.

What the Warranty Covers — and What We Need From You
Every patio lift comes with a 1-year limited warranty on workmanship and materials. If the slab settles more than ¼ inch within 12 months because of our foam work, we come back and re-lift it at no charge. The warranty transfers to a new homeowner if you sell.
What the warranty does not cover: new drainage or grading problems that develop after we finish, downspouts that weren’t extended before or after we flagged it, tree roots, heavy loads on the slab in the first 48 hours, acts of God, or cosmetic cracks we didn’t cause.
Customer duties that keep the warranty intact: keep gutters clean, run downspouts at least 5 feet from the slab edge, maintain positive grade away from the house, and seal any cracks in the patio within 30 days of the lift. Those steps stop the water cycle that opened the void in the first place.
When We Will Tell You Foam Is Not the Answer
Polyurethane foam fixes settlement. It doesn’t fix everything a patio can develop, and we’ll tell you straight when something else is needed.
Slab cracked through and broken into pieces — foam lifts slabs; it can’t hold broken concrete together. A patio in pieces needs replacement.
Active plumbing leak underneath — foam fills voids but won’t stop a pipe from making new ones. A plumber needs to fix the source first, then we can lift afterward if settlement has occurred.
Tree roots heaving a section — if an active root is pushing concrete up, lifting won’t hold. The root situation has to be addressed first.
Foundation or structural issue — we level concrete slabs, not house foundations. If the problem is the wall footing or the house settling, that’s a foundation contractor’s work. We’ll tell you if that’s what we’re looking at during the estimate.

Yes. We target specific low panels with individual injection points. If one corner or one section has dropped and the rest of the patio is still level, we work only in the sunken area and leave the stable sections alone.

What is the difference between patio leveling and your pool deck leveling service?
The polyurethane foam process is the same, but pool decks carry additional considerations — water chemistry near the coping, tolerance at the pool edge, and safety clearances we assess differently. A standard backyard patio — even one with a fountain or water feature — falls under the patio service. If there’s an in-ground pool involved, that’s the pool deck service, and we’ll scope it accordingly.
